New rules for rental properties
Ceiling and underfloor insulation has been compulsory in all rental homes since 1 July 2019. The healthy homes insulation standard builds on the current regulations and some existing insulation will need to be topped up or replaced.
This is about providing a warm, dry, healthy living environment for tenants. It also increases property values and helps with home maintenance.
What does this mean?
- The healthy homes standards include new requirements for insulation, which will take effect from 1 July 2021 for some rental properties, with all rental properties to comply by 1 July 2024.
- All private rentals must comply with the healthy homes standards within 90 days of any new or renewed tenancy agreements after 1 July 2021.
- Existing insulation must be dry, in reasonable condition, with no gaps, and meet minimum requirements.
- Landlords that don't comply with the healthy homes standards may face exemplary damages through the Tenancy Tribunal.
